Colony American Finance (CAF) was a specialty finance company that provided a range of debt products to residential real estate investors. It focused on the single-family rental (SFR) market, offering acquisition lines of credit, bridge loans, and long-term financing for investors with portfolios of rental properties. Originally a portfolio company of Colony Capital, Inc. (now DigitalBridge Group), CAF grew to become a major lender in the institutional SFR space. In 2016, Colony American Finance's parent platform merged with Starwood Waypoint Residential Trust to form Colony Starwood Homes. This entity later merged with Invitation Homes (NYSE: INVH) in 2017, creating the largest single-family rental company in the United States. The original "Colony American Finance" brand and direct operations have since been absorbed into the successor entities.
